Default Typical lease price per acre

My neighbor has about 30 acres of woods adjacent to my property which I would like to lease for hunting rights. This property is in Washington Parish. I am looking for typical lease prices ($/acre) for timbered land so I can make a fair offer. Thanks in advance for your help.

It's hard to get a small tract for cheap. You'll probably have to offer at least $20 per acre even if the going rate in that area is only going for $15 or so. The landowner may try to hamstring you because it's adjacent to yours and figures you'll pay more than others. Good luck, hope you get it.

Default Lease Prices

I would go to some of the timber company web pages and look at the available leases in your area to see what property is going for. It varies from area to area.

As someone who owns a small tract of land, I can tell you that the reason I have never leased it out is because the price per acre people pay with the timber companies doesn’t make it worth the trouble for me to lease it. Even at $15 per acre it isn’t really worth it to lease out my 75 acre property. Why take on the liability and potentially have people abuse your property for a few hundred dollars a year? If you want to lease a price that small, you may have to make it worth his while.

Roy o martin is $8.25 an acre but a $400 dollar minimum theres a 20 acre spot next to our lease its $400
